* Location: A planned community off Runyan Drive, near Mountain Creek Road at the base of Signal Mountain.

* Status: Phase I of the development has about 65 homes, and Phase II has about 30. There are about 40 lots left for sale in Phase II and about four finished houses.

* Prices: Lots start in the low $50,000 range.

* Developers/Builders: Neil Bennett and Horse Creek LLC developed the majority of the community. Pratt Homes LLC and other builders have developed properties in the neighborhood.

The home includes hardwood floors, granite countertops, a stainless steel smooth cook-top stove and dishwasher, gas fireplace and jetted tub.

* Other features: The quiet development has sidewalks and panoramic views of Signal Mountain just minutes from downtown. There is a small pond with benches and a fountain.
